Arresting Seepage from Individual Bathrooms

Dear Owners and Residents,

With your invaluable support, the external plumbing was renewed last year with a huge spend. We now observe visible leaks originating from individual bathrooms seeping into external walls. In some cases the seepage is so severe that water drips to the ground inside cable ducts, on external plumbing and on walls. This seepage is likely to damage the newly laid external plumbing work which is undesirable to all of us.

We are using the services of experts to find all sources of such leaks in the building and we intend to arrest such leaks.

One obvious source is the bathroom floor. The bathroom floor is usually covered with tiles and there are gaps between individual tiles. At the time of construction, the gaps between tiles are grouted with white cement as below:


However, with time, due to constant use of floor cleaners and tile cleaning activity, this grouting erodes, exposing the gaps and water starts leaking through the gaps in the tiles. These leaks are one source of seepage mentioned above.

We like to request you to inspect your bathroom floor for lack of such grouting. Grouting needs to be inspected and any observed gaps filled at least once a year if not biannually. You can deploy service personnel of your choice. However, we can offer you some free service with your minimal support as below.

We like to request you to allow our on-duty plumber and facility supervisor at a pre-agreed time to inspect your bathrooms. They can complete this inspection with your oversight in about 30 minutes. On inspection, if they see the need for grouting, they will give you a verbal and/or written report on the specifics and also report the same back to the association.

We also like to offer you grouting service provider(s) (with whom we have pre-negotiated pricing for you) to help you complete the job at your cost - because the repair is inside your flat.
