Arresting Seepage from Individual Bathrooms

Dear Owners and Residents , With your invaluable support, the external plumbing was renewed last year with a huge spend. We now observe visible leaks originating from individual bathrooms seeping into external walls. In some cases the seepage is so severe that water drips to the ground inside cable ducts, on external plumbing and on walls. This seepage is likely to damage the newly laid external plumbing work which is undesirable to all of us. We are using the services of experts to find all sources of such leaks in the building and we intend to arrest such leaks. One obvious source is the bathroom floor. The bathroom floor is usually covered with tiles and there are gaps between individual tiles. At the time of construction, the gaps between tiles are grouted with white cement as below: However, with time, due to constant use of floor cleaners and tile cleaning activity, this grouting erodes, exposing the gaps and water starts leaking through the gaps in the tiles. Dear Owners and Residents, In the previous post, we saw how our electricity bills have moved north significantly. While this is predominantly due to recent tariff change by the Electricity Board, it does appear that we can do our bit to eliminate wastage and optimize energy usage. We have done some preliminary audits and back of the envelope calculations to arrive at the graph below. The graph will abundantly explain which of our common utilities are energy guzzlers. The graph shows probable averages and the numbers are likely to change with seasonality, water table, etc., We hope to sharpen this analysis as we go forward: The top 2 energy guzzlers as per above graph are Overhead Tank Pump 1 and Water Treatment Plant pumps. Other pumps, common lighting and lifts consume almost same amount of energy respectively. Overhead Tank Pump 1 is a very high horsepower pump that guzzles energy. Our EB Bills have jumped to a new high

Dear Residents and Owners living off campus, I would like to bring to your attention the recent cost escalation in EB bills paid by the association. This is for your information only. We welcome your insights. Here is a graph that shows how much we have paid (or will be paying) since October 2022. This is with Business As Usual continuing without any addition of common electrical loads. We see that we are paying 19% higher than October bill. This is primarily due to tariff increase by the Electricity Board. If we continue as usual, this new upper threshold will also continue. I am sure you see a hike in your personal electricity bill and are possibly taking actions on it. So we at JEGFOWA need to cut down on inefficiencies. Let us dispose garbage following global best practices

Dear Residents, An expensive repair has been recently completed on the D side drain because someone flushed inappropriate waste into the toilet. A plastic bag full of sanitary waste was evidenced yesterday during the repair work in spite of three instances of clog removal effort by corporation staff - who charge for their service. We prefer all humans to be treated the way we expect to be treated. Like the D side, the problem can become an acute repeat in any other side, if the habit of flushing plastic, sanitary and other inappropriate waste into the toilet is continued. The first floor residents become victims to the mindless act. DO NOT FLUSH plastic, sanitary, rubber waste into toilets.
